Little Arrow Outdoor Resort Policies
PrePay Policy
- Beginning September 1, 2022, Little Arrow Outdoor Resort will start auto charging the remaining balance of your stay 14 days prior to the arrival date for your reservation. This will begin the cancellation period. If you would like to pay in cash please make arrangements to do so prior to 14 days of your arrival or payment will go to the card that is on file for your reservation.
- We will email you 15 days prior to arrival to remind you that your payment is due the following day and that your cancellation period begins the next day. If you need to cancel or change your method of payment, this would be the time to do that.
- For reservations that provide an invalid method of payment (card is declined or expired), we will attempt to contact you for up to 48 hours (12 days prior to arrival), if we are unable to reach you, your reservation will be released and your deposit will be forfeited.
- We are not responsible for incorrect email addresses, phone numbers, or if we are unable to leave a voicemail due to a full mailbox. Please verify your contact information is correct when making your reservation.
Cancellation & Transfer Policies
RV & Tent Sites
- If you would like to reschedule your reservation to another date we do that one time as a courtesy as long as it is done 14 days prior to the arrival date with no penalties. If you are renting a RV or Tent Site, in the event that you must cancel, we require a 14 day notice by phone prior to the day of arrival. Refunds will be issued less a $50 cancellation fee for On River and Off River RV Sites, and $75 for Luxury RV Sites. With less than 14 day notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If you cancel 3 days or more when booking a year or more in advance, we require $15 for On River and Off River RV Sites, and $25 for Luxury RV Sites for each day cancelling plus the cancellation fee.
Cabins, Tiny Homes, Glamping Tents and Airstreams
- If you are renting a Cabin, Tiny Home, Glamping Tent or Airstream, in the event that you must cancel, we require a 14 day notice to cancel by phone prior to the day of arrival. Refunds will be issued less a $75 cancellation fee. With less than a 14 day notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. All Cabins, Tiny Homes, Vacation Homes and Glamping Tents are smoke free including on the decks, detection of smoking or vaping in the units or on the decks; will result in a $150 fee. If you would like to reschedule your reservation to another date, we do that one time as a courtesy as long as it is done 14 days prior to the arrival date with no penalties. Any excessive cleaning needed after your departure will result in a minimum of $100 fee. Please leave units tidy upon departure. If you are cancelling 3 days or more when booking a year or more in advance, we require $25 for each day cancelling plus the cancellation fee.
Vacation Homes
- If you are renting a Vacation Home, in the event that you must cancel we require a 14 day notice to cancel by phone prior to the day of arrival. Refunds will be issued less a $100 cancellation fee. With less than a 14 day notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation. If you would like to reschedule your reservation to another date, we do that one time as a courtesy as long as it is done 14 days prior to the arrival date with no penalties. If you are cancelling 3 days or more when booking a year or more in advance, we require $50 for each day cancelling plus the cancellation fee.
Group Reservations
- The group leader is responsible for any unpaid balances. Group rates are not available during June, July, October, special events* and holidays with a 3-night minimum including Memorial Day, Labor Day, Easter, Thanksgiving, and Christmas. Our Lookout Pavilion is not included in the group discount. Little Arrow Outdoor Resort staff reserves the right to determine accommodations / sites needed if you are making arrangements more than 1 year in advance. *Special events are predetermined and subject to change without notice.
Monthly Reservations
- If you are renting an RV Site for a month, in the unlikely event that you must cancel or transfer dates, we require a 14 day notice by phone prior to arrival date. Refunds will be issued immediately less a $100 cancellation fee. With less than a 10 day notice, please understand that you will have to take responsibility for the cost of your entire reservation. If you would like to move your reservation to another date, we do that one time as a courtesy as long as it is done 14 days prior to the arrival date with no penalties.
Date Change / Transfer Policy
If you need to change or transfer any dates of your reservation(s), we do it one time as a courtesy as long as it’s done within the cancellation period, after the first time is an additional $10 every time you need to change or transfer your dates in your reservation.

Door Codes
If you are staying in a Vacation Home, we will contact you with your door code. You will use this code to get into the Vacation Home rather than using a key.
If you as a guest need to use one of our Bath Houses, the code is listed in your confirmation email and provided in your welcome packet upon check-in as well as our guest book.
All Policies & Rules
RV CHECK-IN:
- For our camper’s convenience, please proceed to your camping site, and then come into the office to check in. For RV Sites we recommend that you flush the water lines before connecting, using a filter and a pressure regulator. No parking is allowed on the paver patios or in the grass at the RV sites.
SMOKING POLICY:
- Please no smoking inside the Cabins, Glamping Tents, Vacation Homes, Airstreams or Tiny Homes. Designated outdoor smoking areas are available. Detected smoking inside a unit will result in an additional cleaning fee of $150.
- At Little Arrow Outdoor Resort we do not allow any illegal drug use; if any is detected you will be asked to leave immediately without refund. Authorities will be notified.
DEPOSITS:
- Any reservation at Little Arrow Outdoor Resort requires a deposit of half of the reservation amount. This includes two nights or more. Payment is due in full 14 days prior arrival date which will be charged automatically to the card on file. Please review our PrePay Policy below. One night stay reservations must pay full balance when reserving.

MINIMUM STAY:
- Two night minimum stay is required. Major holidays require three night minimum. Little Arrow operates using dynamic pricing, any price that is quoted is subject to change based on availability.
RV SITES:
- Maximum of 8 guests allowed on one site and only one small tent with an RV not to encroach on neighbors site area. Four guests included in rate, extra charge for additional overnight guests. 12 and under is no charge.
PET POLICY:
- We love pets and even offer pet sitting, however NOT ALL accommodations are pet friendly. Please confirm that the accommodation is listed as pet friendly. There is an additional pet fee per night (per pet) in accommodations that are pet friendly. Little Arrow reserves the right to charge a cleaning or damage fee where it requires additional cleaning or fixing damage that your pet(s) incur. Only two (2) dogs are allowed per RV Site, and pet friendly accommodations. Special arrangements must be made for reptiles or farm animals. No pets are allowed in our Airstreams without prior approval for service animals. Any extra mess due to pet stay will be charged a fee to the card on file. This includes hair and urine.
- Additional charge of $20 a night per pet in our Cabins and Glamping Tent accommodations.
- Additional charge of $50 a night per pet in our Tiny Homes.
- Additional charge of $100 a night per pet in our Camp View Vacation Home.
- Pets left unattended must be put in a crate! If you leave them unattended in an accommodation and they ruin, scratch, bite, tear up, etc., you will be responsible for paying for any and all damages. You can also rent a crate from us. If you are leaving your pet unattended and don’t have a crate, you must rent one from us or purchase pet sitting.
- Pets must be on a leash anytime they are outside. Please do not leash your pet to your vehicle.
- Please pick up after your pet, we even have poop bag stations across the resort for your use.
- A pet waiver must be signed when bringing your pet. If your pet incurs any damage or requires additional cleaning you agree to pay a minimum of $25 cleaning or damage fee.
RULES & REGULATIONS:
- Fees are payable at the office during business hours. If you wish to stay another day or request late departure, please check with the office to make sure no incoming reservations are assigned to your site.
- No more than one vehicle permitted per reservation. Extra vehicles and extra guests include a small fee. Please see the office to obtain additional parking and guest passes. No parking in the grass or putting tarps of any type on the grass; you will be asked to remove vehicle and objects from these areas. Parking on the grass or putting tarps down will incur a daily fee. Any damage done to property by vehicle or towing of RV will be charged to account on file.
- Visitors must be registered with the office and fees apply for day visitors and overnight visitors. Visitors will be given a daily parking pass for a small fee. Visitors must obey all resort rules and sign a waiver.
- Campfires are to be built only in provided sites and not left unattended. Campfires should not be higher than 18″.
- Children under 16 years old must be accompanied by an adult at the pool area at all times.
- Quiet hours are from 10 pm to 8 am. Please be respectful of your fellow campers. Any noise complaints could be subject to being asked to leave regardless of time and without refund. If you are not capable of driving vehicles will be towed.
- Help us conserve water, no washing of vehicles or campers.
- Speed limit is 5 MPH in the resort. Off road vehicles including four-wheelers, UTVs or dirt bikes are NOT allowed to operate within the resort.
- Trash: Please keep your campsite clean and orderly. Use the designated dumpsters and trash receptacles to keep the campground enjoyable. If you need a trash bag, ask for one at the office. Do not use fire pits to burn trash, cigarette butts or even food. Any excessive cleaning of fire pits are subject to a $25 cleaning fee. Do not burn plastic. We ask that you clean up after yourself before you depart and do not start any campfires before you depart. Please do not leave trash in the fire pit. If dumpster is full please do not leave trash next to, or on top during the evening hours. If full please let the office know and they will find a place for your trash.
- Pets must be kept on a leash at all times, per state law. Please pick up after your pet and do not leave pets unattended. Pets are only permitted in accommodations listed as pet friendly. Unattended pets in accommodations must be kenneled when alone. Limit of two dogs per RV Site and accommodations unless special arrangements are made. If you are traveling out-of-state you will need to bring a copy of your pet’s records/vaccines. We do offer pet sitting. No pets are allowed in the Airstream units without prior approval for service animals. If you reserve an accommodation and it does not say it is “pet friendly”, unfortunately we cannot allow your pet in that accommodation. If you stay in a non-pet friendly accommodation with your pet, we will charge you a pet cleaning fee plus the accommodation’s nightly pet fee. *Rates are subject to change.
- State law requires no fluid discharge of any kind, including sink water, be allowed on the ground.
- Washing dishes in the bath house is not permitted. A dish washing sink is provided in the hallway of the bathhouse B.
- No nails are permitted in the trees or at any of our event spaces including the Lookout Pavilion.
- No washers or dryers are permitted at your site; we have a laundry facility for your convenience.
- Please do not park in the grass, park in designated areas. Parking in the grass will result in a fee. If any damage to grass or landscaping you will be charged for damage repair.
- Failure to comply with rules may result in eviction without refund. No refunds for early departure.
- Management is not responsible or liable for accidents or injuries to guest. We are also not responsible for loss of money, jewelry, etc. due to theft.
- All accommodations are smoke free.
- Must be 21 years of age to rent an Accommodation or RV Site.
- A valid credit card must be on file to rent an accommodation or RV Site. Our accommodations are inventoried prior to arrival and upon departure. Any damages to property, acommodation, amenity, or missing items from accommodation will be charged to the card that is on file for your reservation.
- Please return your keys to the office upon check out. If you depart when the office is closed, please leave the key in the night deposit box outside the office door. Any keys that are not returned are subject to a $150.00 re-key fee.
- No illegal drugs allowed on property or you will be asked to leave.
- Bears have incredibly strong sense of smell so for the protection of all our guests and to avoid a run in with them, we ask that you store all your food related items including forks, trash and coolers in hard sided storage container.
- Guests in accommodations must wash dishes and bag up their trash and take to the dumpster. Any excessive cleaning is subject to a minimum $25 cleaning fee.
- Please do not walk through RV Sites. Walk on roads and use designated river access path in A loop and B loop to get to the river.
- No refunds for early check out or early departure.

- Please do not bring in any outside firewood. Firewood can be purchased at Little Arrow 24/7. We are a private property and firewood cannot be delivered from outside vendors/companies/etc. Our goal is to protect the Great Smoky Mountain National Park.
- You acknowledge and understand that you are financially responsible for any and all property damage that may occur during the stated rental period which can reasonably be attributed to your negligence or abuse.
- Early departures for ANY reason are not eligible for refunds. In the event of a weather related evacuation, refunds will not be issued; no credits will be issued.
- Recreational Vehicles of any kind are not allowed to camp or park at any accommodation sites. These vehicles are only allowed in an RV Site.
- Lost and Found Policy: Any excessively gross item, single socks or undergarments will be discarded. We will store items for a maximum of 30 days. If we do not receive a request for the item within 30 days, it will be discarded or donated. We do not seek out owners of lost items to get them returned. You are responsible for all items you bring. If you have lost something, please contact us by phone or email within 30 days of your departure date and give a description of the lost item with your name and reservation number. If we have found it, you will need to purchase and email us a shipping label and we will ship it back to you. We are not responsible for purchasing shipping labels.
- We prohibit the resale of reservations to maintain fair access and prevent unauthorized profit generation.
- No Soliciting Policy: To ensure a peaceful and enjoyable experience for all our guests, soliciting of any kind is strictly prohibited on resort premises. This includes, but is not limited to, the distribution of promotional materials, sale of goods or services, and soliciting for donations. Violators will be asked to leave the property immediately.
- Little Arrow Outdoor Resort prohibits the display of political flags, banners, or signs to maintain an inclusive and neutral environment. Guests, employees, and visitors must comply with this policy to ensure a welcoming atmosphere for all.
GUEST GOLF CART USAGE ON PREMISES:
- Guests are allowed to bring and use their golf carts at Little Arrow Outdoor Resort ONLY AFTER SIGNING A WAIVER AND A $25 PERMIT FEE and display a usage tag. You must obey all campground rules and regulations such as: must be 18 years of age to drive the golf cart on the premises, obey 5 mph speed limit. No driving on public roads which is Stables Dr. and Parkline Drive which go through Little Arrow.
Guests are responsible for any damages caused by their actions. NO UTV/ATV usage allowed on campground
AGREEMENTS:
- Little Arrow Outdoor Resort is not responsible for the failings of any other vendor or provider due to said vendor or provider’s error or service interruption (e.g. electricity, water, gas, telephone, and internet). Little Arrow Outdoor Resort cannot guarantee against mechanical failure of heating/air-conditioning, hot tubs, televisions and components, satellite receivers, or other any appliances.
- Guests should promptly report any equipment failure. All normal maintenance requests should be reported to Little Arrow Outdoor Resort Office or our After Hours Team between 9 am and 5 pm. Emergency maintenance requests (such as loss of heating, water, etc.) should be reported 24 hours a day.
- As a guest, I agree to help protect the bears by keeping my trash picked up and out of reach, grill cleaned off and all food out of reach.
- I as a guest I agree to have my photo or video used for promotional media.
- I understand and agree that Little Arrow Outdoor Resort is not responsible for loss, damage or injury to any person, vehicle or other personal property.
- When staying at Little Arrow Outdoor Resort, you are agreeing to all of the policies listed above including our PrePay and Cancellation Policy.
- We ask that all guests print their reservation confirmations and bring with you to prevent any confusion of what site a guest is on. Upon check-in you will be asked to provide your vehicle make, model, color and license plate number.
- After hours urgent calls, please call or text 865-659-2335. If emergency, please call 911 (you do not need cell phone service to call 911). There is a land-line and defibrillator located next to the store across from the firewood.
